           The outside of this beautiful home had not been touched in more than 30 years, leaving the property looking dull and faded from the exterior. Using environmentally friendly cleaning solutions, we refreshed the cedar wood finish on the home, removing dirt, algae and buildup, and used a new stain to bring out the true natural beauty of the wood. We updated the railings to a cable rail system that incorporates powder coated posts and stainless steel cables, which ensures that the railing components will still look good over time. Our exterior home renovation gave the property a clean, modern look that is more in keeping with the homeowners current preferences and uses a mix of finishes to create visual interest.

      <title>Hampton Bays Beach House</title>

           This project was far from a new construction project. It was a comprehensive remodel. It was one of those projects where one would have to take a step back and modify actions as necessary to accommodate the needs of the structure. Experienced builders know that extensive remodels can come with a wide range of surprises because of the nature of the existing structure. A comprehensive remodel project will require more investment in three segments, labor, time, and mental energy.

           With this particular project, one can see that it is an original beach house in Hampton Bays NY. The beach house was in the family for two generations. Therefore, the property held significant sentimental value. Our task was to transform it into a new beach retreat for their growing extended family. This would become the new beach house for the next generation.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The old house and foundation was built well and maintained through the generations, so our team was comfortable with its structural integrity. Therefore, we started with the tear-down process and then moved toward the foundation extension. The photos show our progression from demolition to new foundation. You will see how we combined the demolition and foundation process, this was to maintain the structural integrity of the building throughout the initial phases of our project.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The property is located 500 feet from The Great Peconic Bay, Long Island NY. The ground is sandy in its consistency, which makes the excavation process more difficult. The property is narrow and we had to develop a safe and comprehensive shoring plan so we can build onto the house with a full 8’ basement foundation. Despite the challenges present, we were able to set down the foundation and move forward with the framing of the addition. The idea of shoring was a common theme throughout this project; much like we had to while we set the foundation, we had to do likewise for the chimney after we removed the 2nd floor walls and roof structure. We secured the chimney and extended the top to make our new elevated roof line. Keeping the existing fireplace and chimney were important to the owners as an original feature of the old beach house.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           After completion of the foundation, wall, and floor framing, we moved onto the roof structure. The roof structure was ornate in its design with 5 different roof lines all merging into one impressive completion to our structure. The 2nd floor deck on the front of the house, provides all the views one can imagine of a summer’s day on the east end of Long Island. We completed the exterior with architectural roofing shingles, exterior pvc trim, and cement board dutch lap siding.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our next focus was the guts of the house. All new electrical with a new underground service was installed. We installed new plumbing throughout, and a new Innovative/Alternative waste septic system installed on the property to complete the modernization of the building to our new environmentally friendlier footprint. With the environment in mind, we installed spray foam insulation in all the walls and floor, and new high seer HVAC units that will provide the heating and cooling for the house.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Finishing the interior of the house is where the sense of “home” is recreated in a house. Oak hardwood floors throughout, shaker style kitchen cabinetry with a glass tile backsplash, craftsman style moldings and panel doors, ship-lap on the feature wall of the living room, subway tile in the bathrooms; these are all just some of the perfectly planned finishes that were installed to finalize our new beach house.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

      <title>Smithtown Exterior Renovation</title>

           New construction is often much easier and more straightforward than remodeling. There’s no need to focus on the prior work or additions made to a property since contractors have the ability to work from scratch, which is faster and far less troublesome.
          &#xD;

&lt;/div&gt;&#xD;
&lt;div&gt;&#xD;

           Remodeling, on the other hand, requires contractors to think quickly on their feet and can involve making unexp
          &#xD;

          ected changes on the job site as needed. Remodeling takes more time, energy and creativity and there are some contractors that cannot handle this type of work, either because they are inexperienced or would rather focus their attention elsewhere.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We do not shy away from remodeling and work closely with the property owner to transform their structure and deliver results that exceed expectations.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           What started with a homeowner’s request to redo a property’s siding and trim turned into a project that became much larger in scope. We assessed the condition of the sprawling ranch located in Smithtown, New York, and decided that because the home needed further modification, our company’s involvement had to extend to the property’s roof and deck.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We simply couldn’t replace the home’s siding and trim when it became clear to us that restoration work was needed to make the home look as seamless and uniform as possible.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We removed the entire deck from the Smithtown home since the area was largely unused and, in its place, a new addition to the house was constructed. It’s not clear what the homeowners planned to do with the new area, but this addition would provide ample room for storage or some extra closet space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There are a total of 50 window and door units on the house. Worn-out doors were replaced entirely, while some of the windows were altered to meet our specifications.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Safe for all of the brown framing, the majority of the window units were in very good condition. We decided to spray the window frames with a special white commercial grade paint and installed a film on the glass before spraying the frames with three coats of paint. This innovative method allowed us to forgo changing the windows and interior moldings and saved the homeowners over $40,000 in the process.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We also stripped all of the cedar from the house. The existing cedar was very old and due to the previous homeowner’s neglect, it was impossible to revive. Cedar should be properly maintained, which involves periodic washing and staining, but there was no way that could be done to the home’s cedar in its current condition.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Stonework was also completed around the bottom perimeter of the home, which was previously left unfinished from a past project.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The property’s roof is high-end and is far from your ordinary architectural asphalt that’s very commonly seen in most homes. We built a GAF asphalt roof, which appears very flat and doesn’t have a lot of dimension to it, giving the property a distinct appearance.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We reframed the front of the house and installed arch double hung windows on the second floor. Window grilles were purchased for the entire home and were installed to give the property a more traditional appearance.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There
          &#xD;
    &lt;/span&gt;&#xD;
    
          were likely three major additions completed on the house over the years and so each time an addition was added there was little effort put into making the home appear uniform. The results gave the house an uneven or even choppy aesthetic.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We completely removed a non-functional chimney originally built on the left side of the property to hide the home’s air conditioning system. A second chimney located in the middle of the property was made larger, so that it was more proportional in relation to a third chimney located on the home’s right side. When we were nearing completion, the two remaining chimneys were stoned and the entirety of the front portion of the roof was reframed.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
